As a little girl, I remember visiting my uncle at this place in Nairobi that at the time I didn’t know the name. My uncle’s house was one of two houses in the area, and in between the houses,  was an 800m distance, a bushy one at that. 

I remember wondering why my uncle would decide to build his house in the middle of what I thought was nowhere. Why would he not want neighbours or life around: shops, hospitals, anything?

What my little mind had not perceived yet, was the fact that my uncle was buying into a future he believed in. He speculated about growth and was bold enough to believe and take a step of faith. And he was right, because the area I am talking about is Kasarani. 

Kasarani  right now is one of Nairobi’s bustling residential and commercial neighbourhoods and there are other satellite towns and neighbourhoods with the exact same story.

The Power of Seeing What Others Don’t

While I was just a child and didn’t understand the technicalities of land speculation, the truth is, many adults today still struggle with it. Some lack the right information, while others hesitate, mostly due to the fear of losing money.

But the reality is, no investment is completely risk-free. Risk is not something to avoid entirely; it is something to understand, manage, and factor into your decisions.

If my uncle had chosen comfort over risk back then, he might be looking back today with regret. Instead, he chose to act.

Chances are, there were tell-tale signs that pointed to the area’s potential, signals that gave him the confidence to invest. And the interesting thing is, those signs still exist today.

And this isn’t unique. As Nairobi continues to grow, we keep seeing the same pattern repeat itself, areas that once felt far and disconnected slowly becoming part of the city’s everyday life.

How to Spot the Next Growth Area

The truth is, opportunities like this don’t disappear, they just shift location. The key is knowing what to look for:

  • Upcoming or improving infrastructure (roads, bypasses, transport links)
  • Land prices that are still affordable but showing gradual movement
  • Early signs of life; schools, petrol stations, small businesses
  • Increased interest from developers

These are often the quiet signals that an area is on the path to growth.

Not Every Quiet Area Is the Next Kasarani

It’s important to say this, because not every “bushy” area turns into a success story.

Some places stall. Others take much longer than expected. The difference often comes down to planning, infrastructure, and real demand. That’s why informed decision-making matters just as much as boldness.

A Lesson in Timing and Belief

Looking back, what felt like isolation to me was actually foresight.

My uncle wasn’t just building a house, he was making a decision rooted in belief about the future of a place.

And maybe that’s the real question for anyone looking to invest today: where are the “bushy 800 metres” of today and are you willing to see what others don’t?
