The Rise of Fractional Leisure Property Ownership in Kenya

Fractional leisure property ownership was introduced into Kenya by Baobab Development Group in 2010.

The first resort that made its debut in Malindi was “The Village”, consisting of 35 one and two bedroom houses.

Due to the immediate success and acceptance of the fractional concept, the second resort followed in Diani- “Amber Villas” – a boutique development of 5 stunning Villas.

The third resort quickly followed in Malindi- “Mwembe Suites” – a collection of 30 one and two bedroom Baobab Development Group houses. With over 1,000 owner families the Group launched “The African Collection” an amalgamation of all resorts, developed by the Group, allowing every member wherever they own to choose different holiday locations of their choice irrespective in which resort their sub-lease was registered.

The fourth Resort in Nakuru- “The African Collection at Ziwa Bush Lodge”- launches in early, 2017. It’s a development of 24 twobedroom houses in a superb location offering great services and levels of accommodation.


Over the coming years, The Group wishes to advance the concept of Fractional ownership to encompass not only other prime vacation locations within Kenya but also to incorporate serviced apartments and hotel fractional ownership in Nairobi. All units are fully furnished including fully equipped kitchens, ensuite bedrooms, sleeper couches, and with DSTV, WIFI, 24 hours reception and all required amenities (swimming pools, restaurants, bars, Gym, Tennis courts, maid services).


The Boabab Core Group policies are:

  • Only sell products that they own;
  • Central Management Company to ensure owner satisfaction;
  • Only selling completed product allowing immediate usage/accommodation;
  • All units providing self-catering option;

All Group products sold with 99 year sub-leases fully registered at the relevant lands office. With over 100 staff, the Group’s head office is based on 6th Floor, Crescent business Centre, Parklands Road (Opp. MP. Shah Hospital) Westlands. Owner’s cocktail parties are held throughout the year and each resort has a dedicated owner’s committee and holds AGMs at the individual Resort.
